Born and raised
St. George is not a market Ty parachuted into. It is the place that shaped the work.
(02) About Ty
A St. George kid who never left — and learned to build it.
I was born and raised right here in St. George, back when it still felt like a small town tucked under the Pine Valley Mountains. I watched it grow into one of the fastest-growing places in the country — and I've spent my career on both sides of that growth: helping families find homes, and building those homes myself.
Most agents can show you a house. Most builders can frame you one. I do both — which means when you work with me, the person who helps you find the lot is the same person who builds on it, and the same person standing next to you at the final walk-through. No handoffs. No "that's not my department."
Do it right, or make it right. That's the whole job.
(03) Realtor
Your guide to St. George real estate.
The market here has changed — more inventory, more negotiating room, homes sitting a little longer. That's good news if you know how to read it. I do.

Buy
Buy a Home
Tell me what matters — schools, trail access, a shop for the toys, red-rock views, room to grow. I'll show you the neighborhoods that actually fit, not just what's convenient to list. And if nothing on the market is right? We talk about building.
- Neighborhood fit before showing volume
- Lot and build potential considered early
- Local contractor and inspection context when needed
- Straight talk on tradeoffs, not listing theater

Sell
Sell a Home
Pricing right in a balanced market is everything. I'll tell you what your home is honestly worth today — not the number you want to hear — and build a plan to get it sold without it sitting for 90 days.
- Pricing conversation grounded in today's market
- Positioning for buyers who know Southern Utah
- Prep priorities separated from nice-to-have work
- Build-side perspective on repairs and concessions

(04) Custom Build
Build the home that belongs to the land.
A custom home shouldn't be a stressful, over-budget mystery. Through Ty Simister Homes, I run a clear process where the budget and timeline are on the table from day one — and I'm on-site, not behind a desk.
(04.1) Process
Lot to keys, without the handoff fog.
The point is not to show a fake gallery. It is to make the build feel legible before anyone signs.
- (01)
The Sit-Down
We talk vision, lot, budget, and timeline — all of it, up front. You leave step one knowing what your home will realistically cost and how long it'll take. No surprises later because there are no secrets now.
- (02)
The Blueprint
Design and precision planning. We lock the scope, the selections, and the number. Desert-modern, hillside, indoor-outdoor — we design for how you actually live and for this landscape.
- (03)
The Build
Ground-up construction with scheduled walk-throughs so you see progress with your own eyes. I'm on the site. You always know where things stand.
- (04)
The Homecoming
Final walk-through, keys, and a real warranty. The relationship doesn't end at handoff.
(04.2) Standards
Fewer promises. Better control.
- Lot, budget, timeline, and scope are discussed before design momentum starts.
- Selections and constraints stay visible so the number does not become a mystery.
- Southern Utah conditions guide the work: heat, light, grade, drainage, and views.
- Ty stays close to the site and the client relationship through handoff.
Warranty
Written expectations before handoff.
- Warranty expectations are discussed before contract.
- Walk-through items are tracked before keys change hands.
- Post-handoff follow-up stays direct with Ty Simister Homes.
